Construction Management
Construction Management is a project delivery method that allows Owners to avail themselves to the services of construction professionals in the development and design phases prior to construction. This early phase is called Pre-Construction and the primary focus is risk management in the areas of budget and constructability.
Cost and constructability consulting as a Construction Manager can often entail several years and iterations of design and pricing effort. When the design phase has met the Owners’ goals of constructible plans, within their budget guidelines, the construction phase begins.
Construction Management usually entails the constructor working in a traditional general contracting role for a Guaranteed Maximum Price (GMP) for a fee, or simply for a fee, or negotiating a final lump sum contract with the Owner.
